Questions Occurring AFTER Deliver of the Appraisal

- I completed an appraisal 90 days ago. The loan hasn’t closed yet and the client wants me to change the effective date of the appraisal and nothing more is that possible?
- Since your appraisal last week, the buyer and sellers have changed the sales price.
- I need you to change the information on the appraisal and resend; can you do that for me?
- Can you simply change the value or valuation date on an appraisal that you delivered a while back?
- I delivered an appraisal to Lender A via their agent AMC. The AMC has informed me that Lender A will not be providing the loan. The AMC is requesting that I change the lenders name on the appraisal and resubmit it with a new valuation date. Is that allowed?
- Our institution/AMC needs the appraiser to state that the subject’s freestanding fireplace or “X” or “Y” or “Z” is to code; can you supply this?
- Hey Appraiser: If the subject’s improvements are destroyed, can they be rebuilt?
- The appraisal indicated that there appears to be an addition to the house – were building permits obtain for this:
- new construction?
- remodel?
- new roof?
- addition?
- SFR converted to Tri-plex?
- mother-in-law, ADU, or casita suite, etc.??
- The house is unfinished. Oh darn! Can’t you just adjust your appraised value by the “cost to cure” and give us a new value?
- This house has been torn down; why did you use this sale as a comparable for you house?
- Why doesn’t your appraisal have any sales that are lower (or higher) in price?
- Why are all of the adjustments to the comparables in one direction?
